Challenges

One project challenge was providing a complete MEP design for the extension and façade replacement for the main entrance lobby, which included the main elevator lobby and building amenities, such as the building’s fitness center, conference center and café amenity.

Solutions

As a solution, HVAC systems which included baseboard heat and an air curtain, were implemented to thermally condition the space and minimize air infiltration via the main entry ADA doors into the lobby while maintaining energy efficiency. A variable air volume AC unit and terminal units were also provided for individual zone control for building amenity spaces.

In addition, electrical, lighting and controls were coordinated with the architect and lighting designer in order to provide the necessary controls for the lobby, which included new exterior lighting and daylight harvesting control for energy savings.
