Engineering challenges and solutions:
Constructed in 1963, this 53-story, 1754-room hotel in Times Square had received an increasing number of guest thermal comfort complaints. At the same time the aging cast iron piping mains and copper run-outs were failing at a rate of 3-4 bursts per year, creating significant risk to ongoing operations. At the same time the hospitality industry is looking for ways to reduce environmental waste by significantly reducing their energy and water consumption and carbon footprint.
Solution:
As a fully integrated firm, Stantec provided architectural services for full guest room renovations and redesign of the 44th floor Concierge Club. At the same time our Buildings Engineering team designed a unique solution by replacing the hydronic piping to each guest room, replacing the fan coil units and their controls and integrating energy-reducing components.
In order to keep the hotel fully operational, construction was carried out in multiple phases designed to ensure no negative impact on the guest experience and limited disruption on day-to-day hotel operations. All phases should be completed by May 2012. As part of the environmental upgrades, Stantec designed a 1.9 MW cogeneration farm that will greatly reduce the carbon footprint of the hotel. Thirty 65-kW microturbines fueled by natural gas will provide electrical power to the facility. Waste heat from the generators is harvested to create process steam, domestic hot water and heating water for the hotel.
The steam portion will be commissioned in December of 2011 with cogeneration coming on-line in December 2012 after the room renovations are completed. Stantec’s expertise in replacing HVAC systems in complex high-rise, continuously-occupied buildings has resulted in further assignments for the Westin NY Grand Central Hotel, and W NY Hotel comprising a total of 3,216 guest rooms for a construction value exceeding $240 million.
