Project Showcase: Artis Senior Living

Artis Senior Living, a leading provider of assisted living and memory care services, recently expanded with the addition of a five-story senior living center in Chicago’s Lake View neighborhood.

Hospitals and health facilities have unique challenges and require specific expertise. RTM was selected to provide engineering design of the MEP/FP systems as well as civil engineering for Artis Senior Living’s first community in an urban setting. The 85,000-square-foot facility includes 96 memory care units, 40 assisted living units, and surface parking spaces.

The facility is designed with resident comfort in mind and features a central common area which encourages socialization and participation in group activities. Additional amenities include a commercial kitchen, inviting dining rooms, a spacious rehabilitation services area, a health center, an art studio, and ample outdoor space.

To facilitate excellent patient care, maximize response time, and enable seamless communication between resident rooms and caregivers, RTM’s engineering team designed features, including:

• A wireless nurse call system
• Card access and delayed egress systems at exits
• Two-way video intercom systems

RTM worked closely with FitzGerald Associates Architects to coordinate building systems and finishes of all exposed fixtures, diffusers, and devices. The firms resolved routings and space conflicts to meet architectural requirements. Project highlights include:

• Variable refrigerant flow (VRF) mechanical systems
• Dedicated outdoor air system (DOAS) units mounted on the roof
• Refrigerant leak detection system to provide valuable warning before refrigerant leaks impair system efficiency

RTM’s civil team managed all pertinent site information and investigative reports including evaluations for site development, surveying, landscape development, storm water and storm sewer management, utility design and erosion and sediment control.

Continuing their tradition of providing compassionate and individualized care, Artis has partnered with RTM on an upcoming three-story, 64-unit senior living community in Chicago’s northern suburbs.
