New York Plans City’s First 5-Star Green Hotel

The world's first luxury, eco-friendly global hotel brand, "1" Hotel and Residences, will open as New York City's first five-star green hotel on West 40th Street in Manhattan.

The world’s first luxury, eco-friendly global hotel brand, “1” Hotel and Residences, will open as New York City’s first five-star green hotel on West 40th Street in Manhattan. The new luxury project, a proposed 31-story mixed-use green tower, developed by 40th Street Development, LLC, will feature condominium residences and dining concepts developed by restaurateur Stephen Hanson.

It is estimated that the hotel will open during the early months of 2010. The goal of this green project is to demonstrate that green principles can coexist improving hospitality experience and residential lifestyle. The Natural Resources Defense Council (NRDC) hopes to set new standards for environmental excellence, and currently serves Starwood Capital as an advisor on the project.

“Today marks an important step in the development of what I believe will truly become a revolutionary force for change in the hospitality industry,” said Barry Sternlicht, chairman and CEO of Starwood Capital Group. The announcement of the “1” Hotel promises a combination of luxurious living experience, commitment to environmental standards, and responsibility. The project’s design promotes a healthy and revitalizing atmosphere through its environmentally sensitive construction and amenities.

The “1” Hotel and Residences on Bryant Park will be a LEED-certified project. As part of its green theme, the hotel plans to contribute to local environmental organizations 1% of its profits. The tower will feature components of green construction such as:

• A high performance building envelope, with extensive day lighting and installation of keycards, occupancy sensors, lighting control systems and Energy Star appliances throughout to save energy

• The building will be 30% more efficient than required by the N.Y. State Energy Conservation Code

• Greenhouse gas emissions from operations will be reduced 30%

• Potable water use will be reduced by 30% and no potable water will be used for landscaping

• Irrigation water use will be reduced by 50%
• Non-toxic products will be used for housekeeping.

In addition, Stephen Hanson will direct the restaurant that will be located inside the hotel. “Our kitchens will use organic and other fine local ingredients to prepare extraordinary meals that are completely in tune with the building’s environmental conscience” Hanson said.

The “1” Hotel and Residences in New York City will overlook Bryant Park and the New York Public Library. The building will feature approximately 100,000 sq. ft. of hotel and 86,000 sq. ft. of residential condominiums. The New York City Landmarks Preservation Commission recently approved the building’s design, and 40th Street Development, LLC is currently working with city agencies and local officials on additional city approvals. The hotel is scheduled to open to the public in 2010.
